The setting is special: high on a hill in the lower Coromandel, surrounded by native bush. Manawa Ridge boasts 360 degree views over the Bay of Plenty, the Coromandel Coast and the rural hinterland. While it feels delightfully remote and peaceful, it is just 10 minutes from the vibrant town of Waihi with all essential services.

Our photographs give a hint, but only a personal inspection can reveal the true excellence of this property.
Guests enjoy their choice of three outstanding suites, each with its own layout and individually crafted decor. Each suite is a genuine work of art.
Suites are spacious and airy. French doors open onto totally private patio gardens with superb coastal views from luxurious loungers or hand-made, pebble-lined double spa baths.
Back inside, each suite offers an extra-long californian king bed with pure silk duvet inners and pillows, underfloor heating complemented by cosy wood-burner, quality bathrobes and eco-friendly toiletries in the stunning ensuite bathroom.
Lounging furniture and writing desk plus full media equipment and surround sound complete the picture.

This magnificent space opens out onto a covered patio which leads into the expansive native gardens with pond, secluded retreat and established plantings. Hidden away in the gardens is the underground vaulted wine cellar.
Guests also revel in the sheltered internal courtyard, complete with dining setting and massive open fireplace.
And right at the top of the building sits the turret, where comfortable seating affords a magnificent 360 degree vista.
The fortunate owners enjoy the entire first floor of the lodge: a massive master ensuite bedroom with lounge area, walk-in wardrobe, deck and balcony with endless sea views; a second double bedroom also with balcony and sea views; shower room.
Naturally all the necessary service areas are present: helicopter landing area, office/reception, scullery, laundry, storeroom, plant room, 9mx15m shed, large kitchen garden, etc.
The property is serviced by natural artesian water, UV treated and pumped to 3x25,000 litre tanks. Waste water is handled by a biocycle sewage system. Hot water and underfloor heating throughout are by economical diesel boiler while the kitchen is supplied by bottled gas. The construction of the property is naturally energy-efficient.
Manawa Ridge is rated 5/5 by TripAdvisor and has featured in numerous lifestyle magazines.
Suites readily sell to a largely international clientele through agents and online. Rates are NZ$950/night, bed & breakfast. 5 course dinners are also offered at NZ$110/head with wine additional. A typical reservation therefore generates revenue in excess of NZ$1200/night.
At just 50% occupancy, that represents annual revenue potential of NZ$650,000.
The current owners choose to operate for just a few months of the year and health and family issues have recently caused additional closures. Retirement beckons.
But the fundamentals are sound and the opportunity open-ended. The vendors will welcome financial disclosure to qualified buyers.
We are proud to offer the freehold going concern, fully furnished and equipped, and with significant forward bookings.
The purchase price is by negotiation. Quality is never cheap.
Inspections are strictly by appointment for qualified purchasers.

Excellent and unique 5 Star experience ★★★★★
We thoroughly enjoyed our three night stay at Manawa Ridge. Willem and Carla are wonderfully warm and inviting hosts. Their home is incredible - beautifully designed and situated on a hilltop with unbelievable views of the surrounding countryside and distant ocean. Carla's beautiful stone carvings can be found throughout. We stayed in the Rivendell Suite, large and beautifully decorated with an outdoor (covered) spa bath lined with stones. Dinners and breakfasts were exceptional, made with delicious and fresh ingredients and cooked perfectly by our hosts. (My husband is still talking about Willem's home made sausage.). We cannot say enough wonderful things.
On things to do in Coromandel ... During our three-day stay, the weather went from great to awful. Day 1: Hiked 4 hours to Wahai Beach. Highly recommend this - one of our best hikes in NZ. Willem very nicely drove us to the start so we could have our car waiting at the beach when we finished the hike. Day 2: Weather started to deteriorate so we drove north, missed the morning rain and did the hike to Cathedral Cove. Also recommend this. Day 3: Worse weather we've ever experienced, with gale force winds and driving rain. Zero visibility. We stayed in the Turret room at Manawa Ridge and hung out all day using wifi. Nice being able to use the spa bath outside (it is covered) even though the rain was relentless. If there had been good weather, we would have biked the rail trail. So, plenty to do in the area.
All in, gorgeous and wonderful. A great way to end our long holiday in NZ! Many thanks from Andy & Mira.
A little paradise on earth. Carla and Willhem invite you to there paradise. Absolutely great hospitality, the most lovely hosts you will ever encounter. The ridge is as eco friendly as possible. A stay you will never forget.
