PROPERTY INFORMATION
PROPERTY INFORMATION

The Location:

What a great location:

  • Outdoor seating in City Council promoted "Cafe Sector",
  • Sunny side of the street,
  • No buildings opposite street to obstruct view or sunshine,
  • Adjoining the Hastings Health Centre,
  • Opposite Inter-City bus stop (also used by Tour buses),
  • Set amongst a high proportion of "Spanish Mission" style buildings (Russell Street is said to be the "Jewel in Hastings' Crown")
  • Central part of CBD, comprising shops, offices and banks
  • Several major retailers close by, with large parking precincts within 1 block walk.

The Venue:

This venue comprises 3 primary areas. The Cafe, the Kitchen, and the Storeroom.

The Cafe has a decor and style that reflects the owners' passion and connection with their family history. It's open, light, and warm; in creams and natural timber furniture and finishes. The layout is flexible and could work equally well as a cafe during the day and restaurant during the evening. The counter and coffee machine are located in one corner and offers an effective work area.

The Kitchen is well laid out with plenty of room for several staff to work at one time. There's a walk-in chiller and freezer, plus all the necessary equipment and tools close at hand.

The storeroom is quite large and includes a good sized mezzanine. This space is one of the keys to the potential of this business. It currently houses cafe dry goods - but could support many other options. Both the Bakery and storeroom have direct external access, with two carparks currently available.

The premises also include an office, laundry, staff area, and washroom.

The Business:

This business is centred round the passions of the owners. It has been in the Warren family for almost 120 years. There is a passion for the quality of the products and services they provide; and a passion and respect for their history.

There is potential to expand the current operations. In the past they have provided school lunches and provided products to seasonal pack-house operators. Outside Catering, Cake Decorating, and Wholesaling could also be expanded. Extending hours to include breakfast, or into the evenings could also add revenue for a committed operator.

Business Broker's Comments:

This business represents a sound foundation where a skilled Baker or smart operator could build a lasting and profitable future for themselves.

About Hastings:

Hastings City itself is quite charming, with many specialty shops as well as the large chain stores housed in Art Deco and Spanish Mission style Buildings. It is very welcoming of tourists who enthuse about the local sights, gardens, wineries and beautiful hanging baskets that flower all summer long.

There are beautiful coastal beaches, notably Ocean Beach, Waimarama Beach and world-renowned Cape Kidnappers nearby. Hastings also is the home of Hawke's Bay's largest amusement park, a water park called 'Splash Planet" which is an attraction that draws many people.

Hastings District, as one of the largest apple, pear and stone fruit producing areas in New Zealand. It has also become an important grape growing and wine production area with the fruit passing from the growers around Metropolitan Hastings and then to Napier for exporting. Napier is an important service centre for the agriculture and pastoral output of the predominantly rural Hastings District.
