The Location:

Colonel Malone's is a near-new purpose built modern Tavern situated on a prime corner site of the southern fringe of Stratford's main retail strip. The building was built in 2002

The Venue:

The main frontage has a large landscaped courtyard, plus seating on the deck providing some protection from the elements. Through the front entrance the restaurant dining area is to the left and the bar area to the right.

The dining area offers a flexible space that can cater to small and intimate table as well as larger groups. There is a feature fireplace (gas fired) which provides comfort and warmth during the winter months.

The Bar is large, light and open. There is room for a pool table and a more intimate area with leather couches. The fit-out is of a good standard and well maintained in both bar and restaurant.

The Kitchen is also has an extensive fit-out including walk-in chiller and good quality commercial appliances. The kitchen space is “open” to the public areas.

There is also an office/storeroom, small laundry with "Supertub" and washing machine, and staff (disabled) toilets

The Business:

The business has a good mix of food and beverage sales from a strong and loyal clientele. Food sales account for approx 40 % of the revenue.

The existing Tenant has signaled their intention to retire and will not seek renewal of the lease beyond end of October 31 2010. This will allow a new operator to benefit from pre-Christmas and summer trading 2010.


About Stratford:

Stratford is at the junction of State Highway 3 and State Highway 43 with New Plymouth 39 km north, Inglewood 21 km north, Eltham 11 km south and Hawera 30 km south. Stratford is a rural service centre, serving the agricultural economy of its wider hinterland.

The last five years have seen significant economic growth and some associated population growth in the town. In the 2006 census the district population was 8889, with 5327 in the township and 3562 in the surrounding rural area.
