The Tirohanga Motor Camp is for sale as a Freehold Going Concern.
This family owned business for the last 30 years is a true lifestyle opportunity to run a successful business whilst enjoying the luxury of living within metres of the Pacific Ocean. The aerial photographs of the property show how beautiful the location is, a time zone of your own.
The motor camp contains 5.6944 hectares and is divided into three areas:-
1) A self contained home park at one end where 27 dwellings are located. Each dwelling pays a ‘Licence to occupy’ fee of $3,000 pa, so there is excellent ‘passive’ income from this source.
2) The main camp area in the middle hosts 4  tourist flats, 3 cabins, 2 bunk rooms, 90 powered sites and an amenities block.
3) At the other end is a 1½ hectare flat area used for the busy Christmas “overflow” and for the regular Motor Home Association visitors.
Holiday-makers love how close to the beach everything is, and with the newly-installed national cycleway path already in use, this is a very popular holiday & recreational destination for many.
The excellent Owners Accommodation comprises 4 double bedrooms, open plan kitchen/lounge/conservatory, bathroom with spa, laundry room, shower room and wooden deck. The camp office is adjacent to the home. Total 260 sq metres with 80 sq metres of decking.
The Motor Camp has the following buildings:-
  • Garage /workshop
  • Unit 1-3  self contained one room units built in 1965
  • Games Room
  • Units 4-9  4 Tourist Flats and 2 Bunk rooms built in 1965
  • Kitchen/ Ablutions Block
  • Implement/ Storage Shed
  • Toilet Block Men’s & Women’s
  • Implement Shed
  • Swimming Pool
These are all described in detail in the ‘Documents’ tab above, together with a History written by the current owner.
The new owners will appreciate this well established business and recognize the possibilities of expanding the complex to provide even greater returns.

The Opotiki district is bounded on one long side by the eastern half of the Bay of Plenty embayment of the Pacific Ocean and on the other long side by the Raukumara mountain range which rises to 1754 m (5755 ft) at Mt. Hikurangi.

The district is predominantly steep hills dissected by fast-flowing rivers, the largest being the Motu. The coastal riverine floodplains (‘flats’) and terraces (‘tablelands’) provide the only flat land. Opotiki township is situated on the largest flat at the conjunction of two of these, the Otara River and the Waioeka River. Sandy beaches, lower hills and larger flats are characteristic of the southwest area of the district; pebbly or rocky beaches and high hills coming right down to the sea are characteristic of the northeast. Current human population is therefore concentrated in the coastal southwest.

The district has a land area of 3,104.54 km² (1,198.67 sq mi).The town of Opotiki is situated exactly on latitude 38° South. The climate is temperate. Summer temperatures reach the mid-20s (Celsius, mid-70s Fahrenheit) on the coast and encourage a continuation of the beach culture of the Bay of Plenty. Winter days are often cloudless, the daytime temperature never drops below freezing but there may be a mild frost at night.

You can experience world-class fishing, diving, hiking, kayaking and a wealth of other activities.  The Motu Trails Cycle way is part of Nga Haerenga, The New Zealand Cycle Trail which is a national project to build a network of world class cycle trails. The brand Nga Haerenga means “the journey’s”, both in a physical and spiritual sense, and this is exactly the sort of experience we want visitors to New Zealand to enjoy.

The Cycle way has a number of options; the skilled peddles can descend down the remote and historic Pakihi track while those looking for a more leisurely ride can cruise down the Motu Road to connect with a new dedicated cycle track through the sand hills, along the beach and into town. The Dune’s Trail has breathtaking views of the Pacific Ocean and is a 19km there-and-back from town

This is a new way to cruise the coast. Either option will bring the happy cyclists face to face with our superb natural scenery – hill country farms, bush clad hills, mist shrouded valleys and of course rivers and beaches with plenty of opportunities to stop a while, swim and soak in the scenery.
